Warm Your Winter with the Expanded Home Buyer Tax Credit

On November 9, 2009, President Barack Obama approved the first-time homebuyer tax credit extension which will extend the tax credit until April 30, 2010.

As part of a $24 billion economic stimulus bill, first-time home buyers can take advantage of a $8,000 home buyer tax credit for a limited time.

The program also offers a credit of $6,500 to homeowners who have lived in their current home for at least five years and are seeking to relocate.

Who is Eligible?

  • “First-time home buyers” who purchase homes between November 7, 2009 and April 30, 2010 are eligible for the credit. To qualify as a “first-time home buyer” the purchaser or his/her spouse may not have owned a residence during the three years prior to the purchase.

  • Current homeowners who purchase a home during this same time frame are also eligible for a tax credit, as long as the home they sold was their principal residence for five consecutive years within the last eight.

  • All U.S. citizens who file taxes are eligible to participate in the program.

The home buyer must occupy the new home for three years or more. If the property is sold during the first three years, the full amount of the credit will be recouped on the sale.
